"I was very pleased with the results of the carpet clean. The reception area and access to the top floor were of particular importance to me and these areas were looking immaculate when I came in on Monday. The coffee/tea stains on the stairs had disappeared, as had the stains in the reception area and the lobby entrance through to the warehouse (perhaps we should take the drinks machines away!!!!!).

We will have to implement a system whereby this operation takes place on a regular basis.

What do facilities managers need to know when choosing a carpet cleaning service?

Well the most important thing is to understand the difference between the various systems available and how they fit into a cleaning regime.

The most well known method is hot water extraction (HWE) either using a portable (but still quite large and rather noisy) machine or a truck mounted unit. What both these systems do is squirt some water and cleaning solution into the carpet and then suck it up again bringing with it the dirt and grease released from the fibres. The results when done by a technician who knows what he's doing can often be very good. Drying times are sometimes around 2 hours but often quite a bit longer and on occasion can be more than four.
The combination of HWE (preferrably truck mounted), good quality cleaning agents and well trained operators can lead to great results and is very suitable for periodic deep cleaning.
As for the downside ........ it's easy to get the carpet too wet, which can cause all sorts of nasty problems; drying time can be quite long which is inconvenient if you want the area to be back in use quickly; and if you have carpet tiles or other commercial style carpets, the backing is impervious and this can make machines of this sort inefficient since they require strong airflow to suck the water and dirt up.

There are a number of dry systems that don't use any water at all. Instead you spread "micro-sponges" over the carpet and then massage them into the pile. The sponges contain cleaning agents that break the dirt down and after a few minutes contact time they absorb it and are ready to be vacuumed up. This method is ideal for carpets that need to be maintained to a high standard and therefore need and receive regular attention (weekly/fortnightly or monthly). They don't work so well (and this is my personal opinion) in a very dirty environment. Periodic deep cleaning is not their bag at all. The benefits of a dry system are that the carpet is only out of use during the cleaning process. It is a very easy way to keep carpets maintained and is very similar to vacuuming in that you can do it frequently.

The other methods available for commercial environments are pad-based. These are definitely my preference as they combine convenience and ease of use with heavy duty cleaning and quick drying times. Since they don't rely on suction, it doesn't matter that the carpet backing is impervious. Their quiet operation means that if you have to use them in a working or sensitive environment the least possible disturbance is caused and the combination of being very quick processes and fast drying times (typically 30-40 minutes), means that areas are cleaned and back in use in no time at all. Their versatilty means that they are equally suited to regular maintenance and deep periodic cleaning.
